Dr. William Thomas Dickey, a Virginia native, initially bought 460 acres of land in the area in the 1880s. His son, William M. Dickey, started development in and around Avalon Place. 

Most lots in the area were sold by 1941, and construction on homes began in earnest after World War Two. The Avalon Property Owners Association was established in 1979 and supervises the neighborhood’s deed and architectural restrictions.

Avalon Place is a strictly residential area. However, there are many fine dining, music, entertainment, and shopping locations lining the neighborhood’s borders. Commercial hotspots in the proximity of Avalon Place include Westheimer Road, Kirby Drive, Highland Village, The Galleria, and more. 

The area is easily accessible to the Theatre District. Due to its proximity to the Inner Loop, as well as the major thoroughfare at Westheimer Road, it is a highly sought-after location for homebuyers.

Avalon Place is a deed-restricted neighborhood, and prohibitions prevent the use of properties in the area for anything other than single-family residential use. Home prices in the area usually start from between $900,000 to $1,000,0000. 

The area is made-up of 220 single-family homes. Deed restrictions mean that homes in the area are at least two stories high. Older homes feature traditional designs, while newer constructions are inspired by Mediterranean, Spanish, and other architectures.

The area is served by the Houston Independent School District and is zoned to some of the best International Baccalaureate (IB) schools in the area, including River Oaks Elementary, Lanier Middle, and Lamar High School.

Avalon Place’s deed restrictions make it a good place for families looking for a quiet area to live in. As it is a residential area, residents do not need to worry about the disturbance from commercial establishments. However, the area is close to key roads and thoroughfares, making it easy to commute to and from work.
